It's a cash cow for us right now. 

I would suspect once investors digest the higher rate environment and some of the hurricane damage is moved inventory will settle out in neutral territory. 

Whereas with an STR, even with clear english detailing any issues up front, is often booked on a whim with an overload of information digested in a short period of time.

Heck, even that mail/package room can be a cash cow!

There's a lot to digest but I'll try and give an overview while missing a bunch of info I'm sure.

Because this property is located in midtown historic district of Sacramento, we feel there may be market for both MTR and STR, but first thing is we will target LTR and let 3 or 4 units filled in.When we first start developing this apartment from ground up, it was intended to flip and move on to the next project, with timing and interest rate etc.. we deiced to keep it as a cash cow for a while and see how things go.  

At some point the gov bond market drys up, the gov becomes desperate for cash, and anyone with deferred taxes looks like a fatten cow ready for slaughter.  

But needed em to understand not to make that on our cows, chickens, turkeys etc.. 

After a couple of years of treading the path to frugality to build this financial runway, I've networked with the greatest people who made this all happen, of course, it took the strength, determination, time, etc to place myself where I am today but, without the mentorship of my two great mentors whom I wish used BiggerPockets so I can mention, I don't believe I would have made it thus far relying on some whimsical dream that this will all pan out accordingly, thank you for everything Greg and Lashawn.In addition, I would like to thank Bigger Pockets for connecting me with the greatest realtor @Stephen Schmitt Who took my dreams and aspirations to the core when we first connected and spoke about my future goals to replace my W2 job for financial freedom. within three months of me deciding to pull the trigger and get pre-approved, we found this killer cash-cow that apprised over purchase price!!! 

Stuff that may be a head scratcher as to "well why did they not mention this at all, I mean, holly-cow this changes everything".
