Give them notice that their lease will end and you expect them out by a specific date/time.

Everything is up-to-date in realtime so I could do my taxes any day of the week!

I wanted to begin the eviction process ASAP but don't want to wait a month for a court date and find out that it was done incorrectly. thanks for any input
