You are looking at this strictly through the lens of cash flow, which is typically the smallest compared to appreciation and principal pay down. 

If you are looking at this decision through the investment lens, what would you net on the investment that you put this money in to, after transaction costs and taxes? 

My hope in bringing this to the forum is to see if I'm looking at the situation through a limited lens or if I'm seeing things clearly and just not wanting to let go.
