You could grow a portfolio but will it be sustainable?

Your financial position is strong, and leveraging financing for your next rental while maintaining a conservative debt-to-income ratio is a smart approach—consider consulting a lender to explore options that align with your goals and keep your investments sustainable.

Replacement homes will be climate hardened, smaller, functional and include consideration for the type of infrastructure, architecture and sustainable/durable materials utilized.

Now the tricky part is creating your underwriting standards and system.

Diversifying income streams and focusing on appreciation alongside cash flow creates a more balanced and sustainable strategy.

Some of it can be temporary, but ideally you'll want to be in markets where it can be sustained (ie. have barriers to entry). 

It feels like the focus has shifted from creating value to chasing quick payouts, with little regard for the end buyer.

Think hiking, mountain biking, white water rafting and a community overall focused on all natural things and sustainability.

My advice would be is to talk to multiple investors who have real world, actual success-based experience in flipping over a sustained period.
