Currently we do not pay anybody's heat or hot water. 

That is so cool.

@Marc Robinson what's the lot rent, who pays what utilities and what's the source of the water and sewer?

As Landlords I'm curious to get your take on the below:-Which utilities (Electric, Water/Sewer, Trash, Internet) do you usually have your tenant pay in addition to base rent?

Appears the guests may have left the faucet "on" when the pipes were frozen and when no water came out, forgot to turn it "off".What may have caused the overflow of the sink is maybe the drain lines were also frozen?

And you’ll be much more relaxed too bc  you won’t have to deal with 1 million house problems and annoying guests 😂😂😂I think some people are diving into STR because they think it makes them look cool, or they want a cool side project.

My son and I go shooting most every weekend the Tillamook  forest has shooting lanes and its really cool up in  the big timber..

The behemoth cabins in the Smokies are super cool, but other than high season, it's mostly weekends.

Water overflowing the sink, seems more plausible than some missing caulk.  

Looks like a pretty cool place.
