I am seeking an attorney (or perhaps a title company) to help me understand the laws around the conveyance of a property deed in Texas.

They likely hit up agents with their spread sheets breaking down everything trying to convey to the agent they know it all-- they know nothing.

There were several issues  but here are the big ones that ultimately led to us backing out of the deal. (1) The right of first refusal provision which mean't the seller had to convey the sale info to the cell tower company and then receive written permission for the sale to go through.

The biggest thing I'd like to convey is the mindset of personal investment. 

Despite the red flags—like the inferior kitchen renovations, an inspection report that didn’t tell the whole story, and a seller who tried to take the appliances that were contracted to convey —I was pot committed.

Yes any investment can fail nothing is guaranteed but to not only conceal financial difficulty of the company, but to knowing convey the opposite, to entice investors to invest, that  unethical and possible illegal

Clear the title in whatever way needed so you can convey good title to the next buyer.

I don't know anything beyond that though regarding the quality of how it's conveyed. 

My property managers finally got cell service, albeit spotty, this evening and conveyed that to me.Heard even the Biltmore is ruined.
