With your experience I definetly think you could make the move.

And yes, maybe "be patient and save" is the best move right now, until a good deal comes along.  

Make your FIRST move and do that well, then make the next move and the next move.

Compete with the top, not the bottom. 

One huge benefit of a private/HML loan is the strength of making an offer when competing with cash buyers.

So, just know you are competing with these types of companies.
