They are a private company so you will never see the financials and have no idea how strong or weak that actual warranty really is.As to the funds I mention, yes there are a few, some right in your neighborhood that lend to performing borrowers, have also paid consistent monthly returns, all 1st trust deeds, shorter lockup, etc.

I want to answer so it benefits this Thread.first most of what Morris is selling is D class not C class its bottom of the barrel hood rat properties.SEcond that tenant class .. is renting for the cheapest rent in the US ..these folks are a flat tire away from not paying rent.when you rent for 600 .. its common to put them into the unit with only 2X the rent If they even check qualification and from what I am hearing in feedback they don't do that PM is weak at best.so here you are your making 1,200 a month and have 600 rent.. that leaves 150 a week to live on.so do the math .. very difficult for these folks to maintain   continuity to their life.. and lets say they get in with 3X rent.. that's 1,800  a month minus taxs say 1,500 car utls food etc.. you can see what tight wire they are at.Take  B or A class renter at 3X rent... rents 1,200  3X verifiable is 3600 a month ... leave 2,400 a month to live on .. not 600 or not 900...

here is the situation. i left a really good paying job to take care of my 81 year old parents because my dad is chronically ill and my mom is almost there. i wont go into too much detail, but my sis doesnt help them. ill leave it at that. we have a person who comes twice a week to help with cleaning and other household tasks. i carry the bulk of the weight cooking their meals, running errands, grocery shopping, picking up meds, and taking them to dr appointments. its a full time job. i get a small salary of $1000 a month from a care giver sub contractor for the VA. ive been paying my bills with what savings ive had, but only have a few months of funds left. i own a duplex. i have over 200k in equity. i live in texas and texas has weird laws about refi and heloc/heloans when the property is 4 units or less and owner occupied. i would rather not sell, but if thats my only option i will have to at some point.does anyone have any advice or possibly be able to point me to lenders who might be able to work with my situation?

Tenants typically stay that long because (a) the rents are way below market and they can't give up a good deal, or (b) they are bad tenants who enjoy the freedom of living under a weak landlord.
