By all means give them a note on how to use all of the appliances (eg clean out the lint trap on the drier after each load, do not use dish soap in a dishwasher, change the furnace filter regularly, etc).

I wish there were more 'filters' / Criteria that you can filter by in real estate website to find what you're looking for. 

@Mario Morales, to echo Bradley, I would say this depends on what you are lacking in your own knowledge base.To some (probably many investors) the agent is simply an initial filter for them.  

On a separate note, I do work in IT and could take a look at fine tuning your spam filter if you are interested.

That said you can greatly alleviate that with good screening, and the higher price point that these types of units can demand should help filter out the deadbeats.

Living in one unit and renting out the others could offset a significant portion of your mortgage, giving you extra breathing room as the sole income earner.
