It helps to have started when $15k got you $700/mo in rent.haha,Love you to mate.If James was "over sexed" he would have less of an "urge" to bombard us with so many key-words.I hate to love him 😘10+ years ago we got 1 Toledo keyword every other week.Not it's almost 10 per day.Happy for Toledo and always has a special place in my heart.Yeah mate, those $15,000 deals are just a dream now but we had a 10+ year run so can't complain.Cheers to another 10 years and keep being great 🙏

I think for the average 1 rental owner, it's simply too much fuss, and the opportunity cost of that time and energy is either relaxing, or doing other things to maximize bookings like interior design.I think the industry in general suffers from bombarding new hosts with 10,000 things to do in month 1 (OTA, direct booking sites, linking calendars, specific smart locks, etc.) when in reality most owners should probably list on the most relevant platform for their area in year 1, develop a rhythm and learn a few basics, and then start looking into improvements from there.Certainly with multiple properties it starts to become a more compelling argument.

So whatever you 'feel' like the law says, the reality is that courts are ruled by judges, and when judges are interpreting the law, they don't like to see people get bombarded with harassing phone calls, ESPECIALLY if its proven they were told to stop.

Wholesaling in Tampa, Miami and Orlando is going to be tough these are all "highly" saturated markets and bombarded with wholesalers...I would look at Citrus, Polk, Pasco, or Lee County.
