I can say while an eviction on a tenant’s record is a red flag, it doesn’t always mean they should be automatically disqualified.

The beauty about real estate investing is that theres almost endless possibilities you just have to network with the right people and understand the risk of each deal.

More secure and stable than an STR (also less competition) but you aren't in the red like you'd be with an LTR. 

Just make sure to check their credentials and experience, and find someone who can explain things in simple terms.Also, keep an eye out for any red flags, like promises of huge refunds without a thorough review or pressure to pay a percentage of your refund.

Preferably in towns of 100k+ in red states.
