I've learned over the years of being a landlord that I have to pick my battles.

So after being laid off a few times in the last 8 years I decided to get back into investing but this time focusing on buy and hold multi family real estate so that I could built wealth that could help me retire my wife who just had a long battle with cancer and survived , but is now back to work, and I want to give her a relaxing life free of all the stress of the world (by the way did I mention she is also in the mortgage lending field) so that explains the urgency to retire her from w-2 work ! 

We don't know what parts will survive the battles in Congress.

It is going to be an uphill battle trying to prove material participation with a property manager.

Other landlords or investors might have fought similar battles.

I battle with this a lot!

. :-) Even if you win the war, loosing the battle can easily wipe out all your profits and more.Think about that recent CA AirBnB case where the lady was in the guest house for almost 2 years with no rent?  

The unlawful detainees have gotten desperate since they know they have no right to be on my mom's property, and are realizing that they will eventually lose the legal battle.

Real estate is a constant cycle of losing battles to win the war.

If you can convince them a bona fide lender is on board, that's 90% of the battle.
