Hiring an architect to assist you costs a few hundreds of EURs and they will check that the property is legal, they will take the right measures (in the end you often buying per m2) and guide you along the process.

It might be worth talking to a local architect or designer who’s done similar projects in the Main Line area..from what I’ve heard, they can steer you toward features that buyers here find irresistible.

I'm assuming architect fees, GC fees, Real Estate commissions, and of course interest on your loan ... but just curious as we haven't really dealt with any of those additional costs for our builds. 3) What market are you in and how is the market doing overall?

I ended up hiring an architect for floor plans and to deal with the city.

Then work with an architect for design.

If you have a good GC and architect familiar with this area, then you should be fine.

Regardless I'd think if you reached out to boutique builders, brokers, commercial specific architects, there'd likely be a beneficial relationship there and some organic mentoring that happens.  

How to hire a design team, what to look for - do you run all the agreements under the architect or separate and why…..To me anyone going into a this type of program is going to be disappointed.

Get a good architect first and design what you need don't jump the gun.
