I've seen an instance where it took a seller a whole year to get a correct and executed AOM to the foreclosing attorney.

But there is still the cost involved in material and timeIf you do your own maintenance,  then the labor cost is on you.Wood gets scratched up no matter how well you try to refinish it more so that a flooring product that has an AO or double layer of ceramic bead that is factory applied, such as LVT's.

When that gets mentioned it usually ***-u-mes that you've been networking diligently and have built up a stable of private lenders or connections to them, and/or that you have the savvy to be able to use hard money lenders safely and effectively.One philosophy is that if the deal is good enough to attract money partners and private lenders it has all the necessary financial "ingredients" to be profitable.

And remember, the busier the county, and the more understaffed they may be, the longer it takes for that recorded deed/assignment of mortgage (AOM) to show up in the recorder's files, IF that bank has even sent it out for recording.I have bought and sold notes before auctions, and sold REO after auctions that I personally handled/bought/sold, without ever recording any interest until the deal was consumated with a NEW buyer.Good luck in your investing!

Wouldn't an assignment of mortgage (AOM to save typing) include the HML if they chose to invest?  

I'm afraid if I drop the deal my lender won't give me another chance because I already had to cancel a different aos.
