So yes, to me, CA has a SIGNIFICANT amount more of homeless than what I am used to seeing, because IT DOES.

I am using rough numbers on the depth but around an average of 3 feet.

Think lakefront properties in small towns, destinations with new attractions (casinos, amusement parks)...Another idea is investing in properties suitable for accessory dwelling units to create dual-income setups, especially in cities with relaxed ADU regulations.

I am used to a couple weeks max on a turnover and that includes light renovations.Anyway I like to listen to the MI podcast for inspiration to keep expanding. 

For the first time this year I am using a realtor to rent this property and she asked me for the formation documents, which I provided.

I find it interesting (amusing is perhaps a better word) that the previous two posters who are touting the program being discussed each have exactly one post on BiggerPockets and they are just 15 minutes apart.

So far we've spent $1850 on two different exterminators combined but at least the house can begin to get worked on.I am used to working at a faster pace and hiring contractors to get things done.
