You'll have a bigger footprint to add cool design elements and offer more amenities to guests. 

I would just go on VRBO (or similar) and look how people design their properties where it really matters (they are trying to rent to daily guests and design/amenities are super important.

Our home is located in a great neighborhood, right next to excellent schools, close to several hospitals, and other amenities. 

And when we had those amenities we used those ammenities in our pitches to both renters and buyers. 

We have tons of new apartment complexes, so renting out apartments in quads is taking longer since they offer less amenities.

My profile has my YouTube channel and I have an episode that shows you exactly how to create the comp set and look at amenities that matter, what others are paying for cleaning and how other listings look - that way you can see how to best market your property. 

So you would either need to learn a lot about how to be an awesome STR operator and you would probably need to put into your home $20,000 to $100,000 in adding furnishings, design, and adding amenities to make the property desirable.

If your project has limited amenities - don’t comp to fully amenitized assets with a pool / fitness center / carport and garage parking / etc.
