Coil elements are readily available and inexpensive.3) Tenants - ours anyways - do not appear to be able to clean these cooktops without resorting to highly abrasive substances (steel wool, wire brushes) which brings us back to item #2 above.While I prefer a smooth cook-top in my own home, I am happy to say we only have one left in our rentals {it came with the building}.

Like one of the buildings hallways concrete finish was more abrasive than the rest and the lint from dryers would get caught creating sweepers that would capture all sorts of small specks of garbage.
