You need to have the right risk appetite for that kind of places.I know people who were told 20 years ago that they should invest in Nicaragua and they lost huge amounts of money as the country's situation sadly has only worsen.

Neal is exactly correct, lower end tenants are getting pushed into rockwood which is worsening crime yet home prices are appreciating there, it's very odd and a real example of "forced appreciation".

I would not have bought this to be a rental property, since the numbers don't make sense.The risk of renting it out is that the house condition continues to worsen faster than we can afford to fix it, or yet more problems are found.

Of course as the owner I'm leaning toward partial liability to tenant for creating the hole in the tub that leaked water to the bedroom and damaged carpeting; as well as partial liability to PM for waiting 2 months to fix the leaking ice box water line which worsened the wet cabinets that resulted in mold.PM sent me the estimate and asking how I want to proceed.
