For a Class C rental, I typically buy the cheap blinds from Walmart.

To a majority of them a 30hr job at Walmart is a good job.

In the more distant future, maybe the area turns more commercial and Walmart wants to buy the property. 8-)

The comp across street which Oak Summit Shopping Center is a Walmart Supercenter shadow anchored retail center and they have 1,200 SF for lease in the $21SF range4.

The other thing I have gotten a lot of good feedback on is being almost overly communicative, and always answering guest messages and offering to bring a handyman out, a cleaner out, or have a Walmart + order delivered THE SECOND there's an issue. 

A good example is Walmart and how it was built by Sam Walton (the founder who did not want to give away his responsibilities).

My tenant is now living there but needs to use the main house address when buying stuff from companies like Walmart, etc... since the 1/2 ADU address does not show up.
