We do have 1 mid term rental where we allow pets, but it's all hard surface flooring, fenced in backyard, and has pretty durable furniture. 

Building relationships with wholesalers and attending local Milwaukee REIA and Rental Property Association of Wisconsin meetups could surface off-market opportunities.

We walked away from a new build last fall because we could already see issues and the sellers ended up getting us a pre-inspection report that said there were serious issues with drainage and foundation.

I have 2 factors that I know play into it, but there's always more beneath the surface.

This does not read as though its a smart investment on the surface, and secondly, there isnt a lender I know of that will lend on renovations that exceed the purchase price, especially a renovation that is 2.3 times the purchase price.

Storm sewer, storm pond, sewer lines, water access, fire hydrants, public bathrooms, surface coverage, sidewalk or bike paths, setbacks, power lines and right of ways known and unknown, road access, etc.              5.  

. - Drainage patterns and erosion around the foundation were consistent with the settling we saw, suggesting the slab foundation had been continuously undermined throughout the 23-year life of the house. - We plan on holding the property as a long-term rental, and the amortized cost of the repairs is marginal.

There were curbs and some drainage structure, but at that time there were not any foundations in place.   

Then you might build off of that outlet and use surface mounted conduit to add a couple more outlets in the room including one next to a window for use with an A/C.

The bathrooms made me so depressed... plastic shower units with sad apartment class vanities with some sort of beige solid surface tops.
