They said they need an extra day to fully move out due to  a broken car. 

My goal is to house hack to help cover my mortgage and possibly generate some extra income.I’m looking for advice on:1.The Destin Market•What should I know about buying property in Destin?

Variables that might change that number would be size of house, number of beds, extra duties you want the team to do (like fetch supplies) and perhaps the drive to a remote area. 

And I guess one has to take that into account as an extra cost in maintenance or just steer clear of such people.

Unless you find some more fees to reduce that to $370 you will be exposed to tax on the $10k difference so just a couple thousand there.The extra $30k of depreciation will get rationed out based on the purchase prices of your two properties.

Just keep in mind the extra responsibility that comes with being the agent and ensuring you’re making the best decisions throughout the process.

There are 1.65mm people in Phoenix.  3,000 new jobs plus say an extra 1,000 support doesn’t move the needle on my suggestion.My suggestion to the OP is still relevant and thoughtful.  

The process does take about 45-90 days to close, but that extra time is well worth it for the low rate.
