So it does appear to be possible to get an FHA 203k loan for a 5-unit & convert to a 4-unit.When possible, aim for the Limited (aka Streamline) 203k loan, as it's less complex, not required to get an FHA consultant, etc.Of course, this is based of the two following important assumptions:1) zoning allows for this2) and obviously I owner occupy for at least 12 months3) the total purchase price + renovations are within the FHA loan limits specific to my areaWhat I'm confused about is the timeline or chronological order of the process?

DC Housing told me to look up our address on affordablehousing.com, and that is the max we can rent the property, it shows $4,270, and I would like to rent it at $4500.I posted the unit on Zillow at $4500 to gauge the response, and I got 15+ applicants within a few days.

I have already thought about the point you mentioned about some prospective tenants not being fond of the fact that both floors aren't available but until I get back to AZ which could be awhile I need it for storage.

in my mind if your just talking 1 to 4 units those should be able to be vetted in your head or on the back of a napkin in about 30 seconds..
