I plan to manage the properties myself until it conflicts with my regular job.I would appreciate any advice on these markets to ensure success and connect with local investors.    

Some of my S8 tenants keep the best houses and my worst tenant is a regular tenant. 

Are they a regular, full-service PM? 

I didn't even have $1000 saved at that time and I was really just thinking of going the regular route of going through the banks and just save up as much as I could for a down payment on my first investment home to rent out.

Is the property just a regular-style house or something you can build an experience around?  

Might be an additional cost there.If units are updated, capex items look good, leases and tenants look solid, and there are no other regular expenses besides the 5200 in insurance/property taxes then I like this deal.  

It seems like location would be especially critical with pad-split (and similar systems), but I’d love to hear your thoughts on what to watch out for in terms of zoning, safety, or demand.Also, I’ve traditionally rented out units the regular way, so I’m curious how screening tenants works for you with the pad-split (and similar) model.

They might have suggestions or updates that could help with this specific issue.
