I agree that between Oceanside, Carlsbad, Bay Park and Clairemont, Oceanside will be the most reasonable market.

No matter whether you are looking at commercial or residential property, the deals that “pencil out” at OFFERING price are few and far between these days.  

I'd lower the price slightly below your competition and get real reviews.Be customer focused.

I don't agree either for previously stated reasons. 

Of course it all depends on pricing and what your target demo is.

That could be thousands of dollars, and you might not even close, so they just wasted several grand for no reason.

I dont want to hear about you selling me your course or advice at a "new customer price" .

One with full Owner financing at their asking price.

We took the reverse action and started lowering asking rents until they moved.I suspect the reason that one property of yours turned quickly is because your asking rent was very favorable vs. local competition.
