We are going to see some huge changes this year

@Naresh Yegireddi- This is above my pay grade but I was reading an article in the Wall Street Journal today about how the highest-earning 10% of Americans account for more than 50% of consumer spending. 

Well, this article says otherwise. 

I recently did a short term fix and flip loan investor to investor loan for 6 months @ 5 pts and 15% interest rate. 

It sounds like you may have already read this, but Real Estate Law and Asset Protection by David Willis is a book written specifically about this scenario and specifically regarding Texas Law.

I'm from Toledo and I wouldn't touch Toledo. as a newer investor I'd recommend larger MSAs with experienced teams. look at new construction as a strategy that's what we do. look at others as well but get on 5-10 calls and see what market and strategy is best for you. put the city names you are interested in the most and see what happens.

This is a reason why I've been hesitant talking about this until after the election.
