Depending on what state, I may know a private lender in that market.

I do a lot of private lending and we do make some passive interest, but the good fixing flippers make the bulk of the money.

Of course, with private lenders, you must give up equity or a return on the debt. 

The unit is located in South Jersey, 15 min outside of Philadelphia in a nice, vibrant neighborhood, close to amenities and public transportation.

I am familiar with being licensed thru nmls but never heard of any other type of certification  means nothing.. its just a private company non accredited.. 

Private Money vs Hard Money:Primate money is negotiable.

Private investors want to invest in deals they believe will be profitable.

Many large private lenders will work with smaller lenders as correspondents.

On paper we were slightly in the red but much of that is due to one-year expenses/repairs & allowable transportation costs to get up to the property for work days ourselves.
