Never know when a deal may pop up.

Then when a property pops up that works to your analysis in that market, make the offer. 

For me, what was talked about above is nowhere near close enough for me to judge or provide an opinion on someone as just because someone changes their name (we have done it several times for different entities) or someone could be co-gp or LP in a deal but not in the limelight) does not immediately set off my radar of "omg this person is not legit or a scam artist". 

Also pops of color or pattern is a great way to make a place stand out for less once you have the big ticket items. 

Credit Unions and mom/pop small banks would be best.

Watch for the name to pop up at the bottom and choose it.

I was actually googling and saw this post pop up about safeguard so I figured I would jump into the conversation.

A 2bedroom/2bath a few doors down just sold for $750k this week and just popped up on my feed. 

The main thing that pops out at me every month is that less than half of my payment goes to paying the principle down, over half goes to the interest, taxes, and insurance, ect.
