I do not see many pacific palisades owners being thrilled at high desert.  

But john do you think the market will accept condos MF in pacific Palisades ??? 

If there are pets in the unit take a pan from under the sink and fill it with water so there's something to drink.

I understand that not all deals pan out as pro forma says but at least yearly updates are essential, quarterly even better.

I am going to see if I can switch to a local Wisconsin insurance that reflects our local risk level in their premiums.Many of the homes in the Pacific Palisades are 3-5 million, but when you look on Google Street View, most are very modest homes from the 1960s (there are some $20m ultra luxury mansions too), so a lot is the land value, the home replacement value on a 1600sqft may be what - 500k at the most?

These leads were very unresponsive and may pan out over a longer period of time but the time involved is just not worth the effort.  

All channels can work, but some do pan out more reliably than others over the long haul.You’re prety likely eager to free up that mortgage.. and who could blame you?

If this endeavor doesn’t fully pan out, I’m comfortable treating it as a side project alongside my W-2 role.

The key is to ensure the HELOC doesn’t turn into a long-term financial burden if the partnership doesn’t pan out.
