But Scott is doing something other than what you do, which is seller financing owner occupied homes.

Both of these are seller-financed on 30 year notes.

However, I've NEVER had a note called on any properties and the vast majority were "subject too" and/or owner financing.

This is our first investment together so we're exploring financing options.Wondering if anyone has trusted contacts in private lending/hard money who are able to fund ~$400k in acquisition cost and ~$250-300k in repairs?

I can use some assistance strategizing a plan B on how to secure financing for this deal. 

It was closed by the state about 1.5 months ago after the current owner didn't address all the cosmetic violations.
