It's my understanding that REIA is decentralized, they allow almost, if not everyone to teach or give instruction at these meetings, I don't care if someone made a million of contract for deeds and did them for 25 years, they aren't experts today nor should they be teaching out dated strategies, which is what you'll usually find with old timers. :)

Most inspections are exterior only so insurance is going off of insured/agent application and any visual cues such as an outdated electrical meter.Also, while it's been difficult to insure these things for many years now it's gotten tighter over the last 5 years in this hard market.

If I see the kitchen is outdated and I know that spending $10K on a remodel will increase the property value by $30K, then that’s real equity—not just talk.Same with a roof.
