With median list prices and price per square foot increasing month over month, it's a fantastic time for sellers, and the decrease in days on market highlights the strong demand in the area.

It also has a 1700 square foot finished basement, and a brand new 3 car garage, with 1100 square foot luxury apartment above.

I would encourage house hacking, you won't be cash flowing but it helps you save while you get your foot in the door with low DP.

I paid $165,000 for the 1600 sq foot home and I'm assuming I will have to put at least half that much into repairs as there is severe damage to floors and walls as well as black mold.

A lot more comes down to price per square foot than people outside that area understand.
