You want to look for like/kind SOLD properties to compare so, single family to single family and multi to multi (2-4). 

We spend far too little time looking for small multi-family deals in this area for the reasons you listed although we would look closely at an off-market (perhaps owner financed deal).

I'm an active duty military member and our family has been moving around the country for the past 20 years so we're excited to begin buying some places we can hold onto.

It's a Single Family property, that some genius divided into 3 units. 3 small units. 

I have my own single family home in a nice middle America area of north Atlanta.

The last 12-18 months have been a little rocky in the DSCR space for 5+ units. I find DSCR most lenders are 8 to even 9% for max leverage on 5+ right now. I know of a lender around 7.3%, but curious what everyone else...
