What is the realty of converting a new Warehouse build into apartment spaces?

Plenty of opportunity here in DFW.So far I've been working with a couple of local development firms (Realty Capital & Hunt Realty Investments) that have given me some guidance on the commercial side.

I've found that there are markets that have a balance of decent cashflow and decent appreciation and that's the type of market I eventually decided to invest in.I'm not too familiar with the different markets down there but I'd highly recommend looking into Candor Realty. 

I have no clue on the deals and the deep dive into these is above my pay grade.. but I can say that deals that subscribe in an hour or so .. then little to no due diligence is done  at least deep due diligence .. and its the herd mentality.and I can only harken back to Realty shares heydays with Nav Athwal.. 

If it is to manage property then hire more people, otherwise focus on what you're good at and hire a company.2) Hardin Realty & Property Management is a good choice because of our experience and specialty working with investors and maximizing ROI.

Another focused on National Realty Investment Advisors, a New Jersey-based firm with a big Philadelphia property-development footprint that promises large returns to investors on national TV and radio ads.

@Justin Jefferson first, some cold realty - you're about as likely to play in the NFL as you are to retire via real estate in 4 years.Are they both possible?
