Why do all these “guru” methods seem to rely on naive, uneducated, or desperate sellers?  

I tell my clients all the time that the quality of your property will directly determine the quality of your tenants.This is a very important rental property investing fundamental most new investors always forget or ignore simply because they are just too desperate for  "Cash-Flow".

They are lending to people who are so desperate they will pay 16+% for the loan.  

Owner was desperate to sell. 

And as mentioned solving problems 4-profit, there is a LOT of $ out there from other high net worth people that is desperate for a good manager.

This isn't the serious buyer you're looking for, and you're not the desperate seller that they're looking for.
