Does it make a difference for privacy (in terms of public records, so disregarding lawsuits)?

Some context, I have 3 other properties in a different city and am currently on 1099 income (so I can't do conventional) for the past 3 months.

For DSCR and other commercial options, it will vary by lender - there are literally thousands of them and they're all slightly different.

But others investors with different risk tolerances, goals and financial situations invest in the platform.2) I feel directly owned properties are great because they give me maximum control and the ability to tweak them exactly how I want.

Because losses from rentals and income from stocks fall into two different buckets, they cannot directly offset each other. 

Do these differences not mean they’re different?

Currently, my structure projects 8-12% IRR which stems solely from appreciation-based gains and has risks that differ from traditional REI or syndications.

Does anyone have any experience partnering with different RE teams local to the lead? 

I understand that each person's situation is different and unique and can appreciate the insight you all offered.
