Hey @Josh Garden, we have a lot of mentees that invest out east!

Not that I don’t enjoy dealing with tenants, maintenance, lawn care, Home Depot and Lowe’s trips and tenant change overs (I recently put new carpets, kitchen floor, appliances, vanity and mirror in the bathroom and fresh paint in my upstairs unit).

If you don't flip, these guys are usually in the appropriate isles at Home Depot with the carts of supplies or just hang around the commercial check out.

We hosted meetings at The Home Depot in Belleville, Il prior to covid.

So while the rent prices on an island like Sardinia is low, the landlords will increase the prices for the military members because it comes out the US pocketbook.RehabsThere are no Home Depots, Walmarts, Costco's.

there was a new freeway interchange and a new home depot the land was one block behind it.

This includes trips to properties for evaluations, trips to Home Depot, etc. 

The tenants are currently in court with a title dispute so the house would have to be paid for cash only.I would like to convert it to a primary residence and turn the garden level into a separate two bedroom apartment for use as an in law suite.

Location. 25 minutes to beach, 40 minutes to Florence, 15 minutes to Pisa, 60 miles to snow skiing.  10 minutes to Home Depot style store, etc.  

I dont buy from home depot that often .
