Phoenix is the fastest growing metro in AZ.The campaign is generating leads, however with my minimal real estate investing experience and limited time from my full time job I feel like I'm not maximizing my opportunity here.The way I see it is I have 2 paths:1.

My current agent suggested if it made sense financially, to do some rehab work to get the properties rent-ready, but I do not have the liquid funds to do so and sell these as-is. I

The market where the warehouse is is 25 minutes from the previously mentioned area and has a popluation of 4500 people.

The upside is I have large passive losses on my tax returns from all my rental expenses so I'm not paying that much taxes to the IRS. 

So my fear is, I would get someone all geared up to purchase a home and then the owner on the Deed would give me a hard time.

The sales people and ads make it seem way more awesome than it actually is. I
