Hello BP associates, I am a new comer to real estate and wanted some advice on how to start a wholesaling business while I am in college or if i should wait until I am out of college to begin.

As a new comer to the industry I find myself facing challenges that of course I didn't expect like what type of property to flip first or should I start with wholesaling first etc.

Most successful realtors like to help out new comers.

The courts have already held that this does not constitute entrapment.The best course of action is to treat all comers exactly the same.

As a new comer trying to follow 1% rule, cap rate, CoC, NOI, 50% expense rule and so on and so on, can be mind boggling.

Definitely want to welcome all of the new comers to BP's and hope that they enjoy the great discussions that I and some of my colleges have had here.

I see new comers fall for the lease option without asking questions or going through a lawyer to help protect themselves.
