Kalamaras, we were ready to close your file, we needed to change Title Companies as your Title Agency was refusing or could not add proper endorsements because of their Underwriting Insurance Carrier.  

Since they say they don't want to leave, I wouldn't try to force them out until the end of lease term if they are paying (it might look like retaliation) but if you really don't want a cat you could.Here's what I would do:I would tell the tenants that they need to address their issues with the renovations with their own insurance carrier not yours.

So, even a small negative like a $50 unpaid cell phone bill that goes to collections when you switch carriers tanks their score.

Always. interesting plot twist as more carriers cancel and people need to get new policies and see the original borrower is not on the policy etc will the servicers be telling the lenders to call the loan.

Again, an attorney can help you determine if you have a strong stance/case against the neighbor or not.You also need to consider your own carrier's response to this claim, and perhaps even visit with them about possible subrogation.

I should have specified that the policies I have had with my last two carriers (State Farm and Erie) required maxing out the liability protection offered on my properties before they could be listed under my umbrella policy.

I am sure they know which carriers (though they may be non-standard and pricey) are still offering coverage there.
