we did the first 3 in a 18 month period we used internal funds so no debt.. these were 350k to 400k all in projects.. so U need cash to be a spec builder or you need investors if you dont have cash..

@Nick Rivers I would HIGHLY recommend walking through an underwriting exercise with someone 1:1 that already does the type of U/W on a property type that you're interested in.

Tenant says "F-u man, you don't even own the property, I looked it up, your renting somebody else's house".

U will find deals that way without going through brokers etc.

U can initiate a sale as the owner this is just a moratorium from investors or others wanting to swoop in and take advantage of folks at least that's what the state is doing or thinking this moratorium is going to doIf that's the case, I'm a fan.
