It may take a little to get a renter, but sounds like you would have no issues at that point.If he threatens you for his "commission", kindly tell him the commission is based on SALE price, and if you effectively sell the house for $500... his commission would be 3-6% of that.

download your state landlord tenant laws so you know how to properly respond.Depending on what the tenant contested,, and how well you documented the original costs / damages.. your response could be just to resend the same statement out, with note that you reviewed their response but have fully documented the same, If they threaten to take you to small claims court then they can do that.. and you'll have the documentation to back that up.if there was a error or adjustment in their favor that came to light.. then send them the adjustment.
