@Daray OlaleyeIf adversity really does make us stronger, you must be a super hero by now! 

I'm going to continue to practice my espanol because I think there could be huge benefit to be able to communicate directly with contractors, or any party involved, which can foster a stronger relationship.  

Texas is more speculation but that also works to get stronger yearly rents and cap compression which increases value for 2 to 4 units (hopefully) which is the comparable sales approach versus 5 plus units which is the income approach.

Nail down is way harder, and I had a lot of help from someone who's stronger than I am on that.

From Business Weekly articles I've read it looks like the market is getting stronger and sales are up.  

That's with 75% financed (no repairs and no capital reserve, as the house is brand new construction), rents a bit stronger than that area your looking in and likely in a better area.I am building another (2/1) in the city right now, total cost will be just under $185k and it will cash flow over $7k a year.  

To analyze last months books and get the total numbers for the month. 2. figure out a way to make my relationship with my significant other stronger 3. keep working and educating myself on FI and how to achieve independence while helping others reach the same goal. 

If I lose the deal to a stronger offer, so be it. 

I can think of many more places in California that are still affordable and have stronger population and job growth.

It allows me to have stronger assets as well as demand higher rents and keep tenants longer (three years with no vacancy!!).
