For lack of a better term,It's really assigning a contract for a fee...The reason why every novice newbie/wannabe wholesaler (besides getting pumped by a "guru") wants to do this and why they ultimately do get a bad wrap is because the majority that get started don't have money to get into it (or must have), don't know what they are doing and literally have no skin in the game but tie up a homeowner's house for some time with the homeowner who more than likely has no clue that he or she is dealing with someone who is merely trying to assign the contract...and at the end waste everyone's time when there is no end buyer since they couldn't find one or just buy it themselves......which is probably most of the time since majority lack the proper knowledge or experience to do it right.

Define over leveraged...it is merely a state of mind when dealing with income properties that are purchased correctly.If your home is paid off you are never going to be over leveraged on income properties.

He had some kind of a RE mentoring course and he had John Davidson singing a song "I'm giving you a rainbow..." which absolutely evoked the "Pie in the sky" pitch.Back then, seems to me, RE gurus, generally speaking, were much more blatant about making over-the-top outlandish claims that no sane person should believe in their right mind, but nevertheless a great many people would buy into those anyway I think, in large part because the economy was booming at that time and people who hated their jobs were much more willing to drop a few hundred or even thousands for a lick and a promise and then whatever they bought (even though it wouldn't work anyway if they did work it) ended up sitting on their shelf.

Merely tell the party that hosed you (if they really did) that;"If this is not rectified within 5 business days I will make it a point to tell EVERYONE how you failed to handle the situation; this includes people I meet; at church, at Little League, at PTA, at Lodge, in line at Starbucks or the grocery, at the bus stop, on forums at our local community bulletin board.
