It's not hard to juice ARV by cherry picking comps, and repairs more often come in over budget than under.  

If bandit signs did not work, there would be no bandit signs.Some of the other popular/fruitful means of locating motivated sellers include direct mail (there are numerous strategies here with lists and etc), driving for dollars, door knocking, networking etc.Do some learning and find the model that fits you.

We are super excited that our months of listening to podcast and research is finally bearing fruit, but since this is our first time we are trying our best to do it right and heed the advice of the many before us.

I am ever vigilant that while presently I haven’t seen personal liability claims originating from child poisoning case but I anticipate once there is an enforced City of Toledo Ordinance, affected children are the low-hanging-fruit for litigation.   

Maybe the property ROI can be “juiced” through property repositioning or management expertise so that a positive cash flow can be obtained even with the much higher resultant carrying costs of a no cash transaction.  

Looking to network with local Upstate investors to gain better knowledge of local groups, strategies concerning others experience with the upstate's continued population growth/trends, local deals (haven't seen too much in terms of multi-units, but again just beginning my introduction to this vertical) - just scratching the surface).Here's to creating new fruitful networks and successfully progressing into a challenging, yet fun and rewarding adventure.Keith

If the market is a 8 cap then realistically you can negotiate a 9 or better and squeeze out more juice with the structure of the deal.If they call saying they want fully performing at a 12 cap in an amazing area you have to bring them down to this planet.

Although REI is new to me, I hope my strong problem solving, analytical, and management skill can grow our investment with fruitful outcome.
