Have something a short period for maybe 2 to 3 months if you decide to do this so you can stop it if the results are not there.I can tell you from years ago with yellow pages and other types of print ads that they want to lock you into long term agreements because It takes awhile to do new print versus a tv or a electronic billboard ad where they can replace you fast.Paying someone to have a sign on a high traffic corner might get you better results for cheaper.

I never had them sign a W9, if I am paying them through the Venmo app I figured it was recorded electronically and that Venmo would send them a 1099.

They told me that they only take certified funds, and that the "smart investors" park $5,000 earnest money with them so they are able to simply execute an electronic contract on their phone and secure a deal before other investors (it's competitive to find deals, so this made sense). 

But I did not turn on any of the electronics to see if they were really working fine.

The processes has always been slow, with their electronic disclosures not working well, and they frequently tell me they need another document, or that I need to resend more newer paystubs.

Meaning you need to be paid by checks or electronic deposits that you can document and show they are paying you their rent each month.

Too much litigation risk doing that.Even if you are traveling they have online electronic signing systems.
