From Title Insurance perspective, do you think this can put a cloud in some way. 

Hi Cloud Huang - yes, KW is the Silicone valley of the North. 

Even if they tried to take her earnest money refuse to sign the earnest release form and there is now a cloud on the title making it difficult for seller to legally sell property to someone else. 

You normally can't get traditional title insurance on a tax deed because a tax deed is considered to have a cloud on the title.

There's no liens or clouds of any sort on the title.

I've been googling different CRM programs and something called Mindjet but they are so expensive to buy (at this time) because I am just regrouping and I don't feel comfortable with my finances exposed in "the cloud".

Bottom line though your right Caveat Emptar.there was another fellow from SL  that I funded early on in 2004 ish I know I flew my plane over to visit with him and I just bought it.. so I know it was that year maybe 05.. and he really laid the wood to the investors I did about 3 deals with him figured out what he was doing and fired him.. he ended up in hot water but I don't think Criminal like Duecher. the other industry that is prevalent there is the door to door security business  LOL.. they love hiring the local kids there to knock doors they take them all over the country to work different markets kind of like storm chasers.
