As you progress with painting walls, trim, ceilings in the future pick a color for each and stick to it thru all your units as we found when someone moves out we can just paint what is needed (sometimes just one wall in a room) and their is never any guessing on colors and sheens.

I have 53.5 inches from the back wall to the window trim, and the fridge I ordered is 28” wide, so that leaves 25” that I can use for a pantry.

Unfortunately (or maybe it was quite fortunate), the inspection came back with a damaged roof, the "bayfront view" was blocked by County trees that were forbidden to trim, and the HOA beach/waterfront access was inaccessible for short term renters.

I have had tenants call me to trim bushes that are "overgrown", and I had a tenant have several major branches (over 6" diameter) removed from a huge white oak tree (without notifying me) because it was "dropping too many leaves on the deck".

However, if they really lived dirty, and you can show before move in photos and move outs, you may get away with painting many/all the walls, and trim around doors.In short, just be "fair".

I ask for a pet deposit, and I have a pet addendum that says they will keep things clean and that cat should be kept indoors (for the house w yard) and the cats claws will be trimmed and that they'll provide ample scratching posts so the cat won't want to destroy the carpet, etc.
