It’s nice having my tenants/roommates pay the mortgage every month but the down side to house hacking a single family house is that you don’t get much privacy.

There may be privacy laws in the state that prevent them from disclosing such information.

I'm considering whether to register a business name to operate my rentals under, mostly to have a greater degree of privacy and professionalism.

(As a Marine, it's a lifestyle I'm sure you're used to by now) If you prefer privacy, the 4-plex would be a better route, but know that these are even more uncommon to find in VA qualifying condition in the area.

Now, the big thing to tiptoe around is HIPPA/privacy/discrimination laws - you can’t go asking what is wrong with them or risk lawsuits up there arse.

I spent 18 months looking for the right one that I can rent for now but in my later years I can have on property help without having to be in my house (every one's privacy).

STR's can charge a significant rate when a SFR is large and can accommodate for large amount of people whereas STR tenants prefer privacy and usually travel individually or in pairs so 2 bedroom properties work really well for them.

It's very helpful and allows you to keep your privacy without sharing your personal cell!
