By I have everything else in place, I meant the my targeted list, direct mail marketing postcards, agents, contractors, title company...etc  I have about $20k saved up for a down payment and a bit more to get my direct mail campaign started as well, forgot to mention that.

Once I find a property, I can look up the owners information on a Title Rep site, leave a note on the door, send a postcard, speak with the neighbors, and maybe even get the phone number to call the owner directly.  3) Direct Mail Leads-  Through the Title Rep Company, I can enter parameters such as properties in foreclosure, REO's, Absentee owners, etc. and generate lists for target areas.

they find me because this is what they are taught look up owners who have bought in the area for cash... so as you can imagine I get quite a few hits yellow letters post cards etc..

I've also sent postcards to pre foreclosures, but here in San Diego a lot of investors are doing the same and I haven't gotten any responses from that.
