We were in a time crunch and paid floor guys to install instead of doing it ourselves. 

What was the analysis software you used to crunch all your numbers?

I started crunching the numbers...If I could rent out this property at $60/night and book just 10 nights, I'd be roughly breaking even to what I had before.

As far as deductions go once rent is collected, I found that 45% is about right just to see if its worth it to further crunch the numbers. 

I still do not feel I am to the point where I can quickly look at a deal on the MLS and at least be able to have an indication of whether it makes sense to look at it further for more intense number crunching.

Also, I am on a time crunch and would like to finish renovating within the next 3 weeks, but drywall would prolong that.That brings me to the main question about BRRRR. 

I've had conversations with owners before, and in fact I'm working on one right now in Rockford, where I crunch all the numbers to figure out where I need to be. 

Why not crunch the numbers and make a counter offer that works for you? 

Since I'm in a time crunch, negotiations with the city prior to closing may be impossible, but after closing the city may feel as if they have no inventive to settle since a rich, fat cat investor now owns the properties.Any thoughts?

When I started walking around there was a "crunching" noise even when I walked on the unbroken tiles, like they could easily break too.
